1. Why should I get a home inspection?

No matter how many times you walk through a home, you’re bound to miss some of its nuances, both good and bad. The last thing you want to do, however, is to overlook a serious issue and end up having to pay for it later on. A home inspection adds a layer of protection for you, your family, and your investment.

2. Some smaller issues have popped up after the home purchase. Why did the inspector miss them during the home inspection process?

Unlike specialists such as plumbers or electricians, we’re hired as generalists who take a broad look at the house. The home inspection is designed to catch major issues, like structural, systems, and so on. While we do our best to point out smaller issues—like leaky faucets or an ice maker that doesn’t work—our focus is still on those major fixes that will end up costing you thousands to repair or replace. Also, sometimes things just break after you bought it. It stinks, but it happens.

3. Do I need to be present at the inspection?

Your presence isn’t required, but Phil, Joyce, and our entire ProTech team recommend it highly. It’s one thing to read a detailed report, but your understanding of the property’s condition will increase exponentially when you can see the issues for yourself and ask the inspector follow-up questions on the spot.

4. Is hiring a home inspector my responsibility?

If you are working with a realtor, it’s easy to get confused about who takes the lead when hiring an inspector. Often, your realtor will have a preferred provider that he or she will recommend. However, at the end of the day, the decision is yours. If you don’t want to go with your realtor’s recommendation, then feel free to hire another inspection company.

5. How soon can I expect my inspection report?

At ProTech, our team works hard to put together a professional, detailed report in a timely manner. We know you have a lot riding on it, so we get it to you as soon as possible. We’ll provide you with an electronic report on the same day as the inspection as well as a three-ring binder with a print copy.
