1. Choose Your Ideal Area
A great first step towards homeownership is deciding on where you want to live. Because you’ll be buying instead of renting, you’ll likely want to choose a neighborhood that you can be comfortable in for at least a few years. Research cites and neighborhoods that appeal to you and your family and make a list of “must haves” so you have a good idea of what you want.
2. Hire a Realtor
Next, we always recommend working with a realtor to help you find the right home. Even though a lot of house hunting can be done online these days, a realtor has access to listings before they are published on real estate sites and they bring a lot of expertise to the process. They will be able to walk you through the process and negotiate a good price with the seller.
3. Arrange for a Home Inspection
Once you have found your dream home, a home inspection is a must! Your future home will be appraised as part of the process, but your home inspection will be able to identify any major problems with the property. This step is important because you may need to negotiate repairs with the home’s seller before closing day.
4. Closing Day
Finally, you’re ready for closing day! Your loan officer and realtor will work together to prepare all of the necessary documents, so all you will need to do is sign on the dotted line and present funds to cover your down payment and other costs. Depending on your state, you may receive a deed of trust that secures your mortgage note, as well as other documents related to your purchase.
