How to Prepare for a Home Inspection

If you’re expecting a home inspector to show up at your doorstep in the coming weeks, it’s a good idea to start preparing your home now. Getting ready for a home inspection helps to prevent future problems and surprises down the road. It’s also a great idea to prepare your home so the inspection goes smoothly and you don’t run into any annoying delays. How to Prepare for a Home Inspection

Clean the House

This may seem like a simple one, but be sure not to overlook the value of a clean home. If your house is clean, it says that you care about home maintenance and thus makes a good impression for the inspector.

Be Sure the Utilities Are Connected

If you’ve already moved out of the home, you may have disconnected the utilities. However, an inspector will need to turn on the stove, run the dishwasher, and test the furnace and air conditioning, so leave the utilities on. Without the utilities, the inspector will need to reschedule, causing delays for you and your buyer.

Clear Space around Furnace and Water Heaters

The inspector will need 3 to 4 feet around the furnace and water heater in order to inspect these items. You’ll want to remove any storage items or furniture that may be blocking access to them, so that he is able to work.

Check Your Pilot Light

Again, if your home is vacant, your pilot light may have gone out and most inspectors will not light it for you because of insurance reasons. Be sure it is lit so that he is able to check your water heater, gas stove, and/or furnace.

Provide Home Improvement Documents

If you’ve done any work on your home, such as upgrading your electrical, installing a new dishwasher, or repairing a leaky faucet, find the paperwork. Your buyers will want peace of mind knowing that these improvements were reinspected by a professional.
